Key rules for investors:
- Ready-to-move-in property – you must have a title deed.
- Property under construction – you must pay 4% DLD tax + 20% of the property value. You also need an OQOOD, or Initial Contract of Sale.
- Mortgage – you can use financing. The condition is simple – your paid-in equity must be at least AED 2 million. The bank must issue a No Objection Certificate (NOC).
- Marital co-ownership – if you bought a house together, you do not need to apply for two investor visas. One of you applies as the main investor and the other receives a dependent visa. This is a cheaper and smarter solution.

Normal mode
- We agree on the process. Before placing the order, I receive: a scan of the passport, a passport photo, Title Deed or Soa and Oqood
- I send a payment link for the visa processing fee
- The applicant arrives in the UAE and we process the visa in the country. On the first day, I send a link from the office to pay the official fee.
- On day 2-3, the applicant goes for a medical examination.
- On day 5-7, the applicant goes for fingerprinting
- On day 8-15, the residence visa is ready
- 3 to 5 days later, the Emirates ID arrives by courier

Golden Visa
What should I do if I have a property on a payment plan?
This is not a problem. The property must be paid off for AED 1 million, and its status must be at least 50% complete.
Does the UAE have access to the property owners' register?
No, there is no such exchange of information. Government portals do not have a list of property owners.
I share ownership of the property with my spouse. Are we eligible for a golden visa?
It depends on the value of the property and the division. It is best and smartest to apply for a visa for one spouse and then apply for a second, independent visa – this is the cheaper option. It is important that the value of the property exceeds AED 2 million.
Can I sponsor my children?
You can sponsor your children, even adults, as long as your daughters do not get married and your sons do not get married. The age limit has been abolished.
Does the Golden Visa give me tax residency?
No. Tax residency is granted to someone who lives, earns income, and resides in the UAE for most of the year. Owning real estate and a resident visa does not entitle you to a Certificate of Tax Residency.
Is my income from renting real estate taxable?
No. As a UAE resident, you do not pay income tax on renting your own property. The rent and profit from the sale belong entirely to you.
What are the medical tests for the Golden Visa?
For sexually transmitted diseases, a blood test and a lung X-ray for tuberculosis.
Can I get a visa without coming to the UAE?
All visas require you to come to the UAE, and the entire Golden Visa process must take place in the country.
