Property Golden Visa
The United Arab Emirates welcomes foreigners, who own a property in UAE. If you own a property Worth more than 750,000 AED You are eligible to get a 2 year residency in Emirates.
If you are a proud owner of Property worth more than 2,000,000 AED you can get a Property Visa valid for 5 years, and you can sponsor your dependents, like wife and children.

Please keep in mind, to make family visa, investor visa needs to be done first, and Emirates Id of sponsor has to be already at disposal.
Visa process
After Payment for the Visa in the DLD office, we wait for approval from the Dubai land department office. This takes 1-4 days.
Then we get Immigration record. Approval takes usual 3 weeks.
In VIP package I can shorten the process to 1 week.
Client will Attend the medical test and biometrics for Emirates ID.
The Emirates ID biometrics, we speed from 3 weeks waiting, to on spot service in VIP package.
We stamp the passport on spot.
In 3-5 days days after stamping Emirates Id Arrives to post office. Residence is ready.
Client has to stay in the country during the whole process. Leaving UAE means we need to start over.
This process without pushing, takes 2-3 weeks off seazon (Spring, Summer) and 3-6 weeks in season Autumn Winter).

My Property is not fully paid
Sadly, only after payment of 750,000 AED you are Eligible for property Visa.
Will EU know I have account and properrt in UAE?
There are agreements between UAE and EU about flow of information data regarding non resident bank accounts. In 7 years in business not one resident had a leackage of his bank information spilling out of the bank. The Law in UAE requires a Police warrent to give such informations about residents account. There is no flow of information regarding property ownership.
How do I use my UAE money?
You have a personal bank account and a AED card. You use it everywhere around the world. The exchange rates are now about 4%.
Can I pay you Afterwards/when I come?
No. We provide Vip services in ultimate speed timeframes. We don’t undertake assignments in random time, because Dubai is a busy city. We operate on booked slots with clients and in government offices.
Can I get Visa for my Spouse, Partner?
Sure! As a property owner you can sponsor your spouse and children. In UAE you can’t sponsor a partner without marriage certificate.

How do I use my UAE money from property income?
You have a personal bank account and a AED card. You use it everywhere around the world. The exchange rates are now about 4%.
Resident Visa - Will I Get a Tax certificate?
No. To get a TRC – tax residency certificate from UAE you need to earn money in UAE, have a company or a job, be here 183 days a year and be renting an apartment on long term lease. Then you can apply. Owning a property is not enough to get a tax residency in UAE
Do I have to Live in Emirates to own a property?
No. You may live where you want. Remeber your visa has 2 or 5 year validity and bank will ask for renewed Emirates ID after your document will Expire.
What are the medical Visa tests for?
STD’s and Tuberculosis. Test is from blood and a X ray of chest.
Can I get a visa without coming to UAE ?
The Golden Visa process cant start outside of UAE, but has start and end in UAE.
What kind of insurance I need?
A Medical insurance for 1 year Validity with UAE coverage. The costs differ on the range of your requirement of health services and age.
Can I pay a bribe to speed up the process?
Dubai is an uncorrupted city. Corruption is heavily penalized and is a criminal offense. We do not offer bribes or are never asked for them. Whoever will say otherwise, is charging extra for themselves. We speed up the process using our good relations with Immigration Officers and giving valid reasons.
We have influence over 2 over 3 stages which take time. The Dubai land department stage is impossible to speed up as its the stage at witch your Title deed is verified and sent to immigration office.
